The Process

  • Ready? Identify your goals for selling your home. Choose a Real Estate Agent (Aaron and Cassandra wink) and create a plan. Sign your listing agreement and become familiar with all parties' costs and responsibilities. 
  • Time to set a price! Discuss and compare homes in your area. Understand the difference between the list price, time on the market, and the sale price. Determine what makes your home worth more or less than others. (Maybe it is that extra bathroom or bonus room over the garage you added last year.) Set the right price for your home in your market. 
  • Let's show off! Get the home ready to show. Clean, declutter and make repairs. (Yeah, that honey-do list you have been putting off...about that.) Take professional photos and create marketing videos. 
  • Light camera action! Start marketing the home through offline and online channels, Social media, Flyers, Signs, and so much more! Start to schedule those open houses. (That neighbor visiting your home might have a friend or family member dying to move to the area.)
  • Let the negotiations begin! Be presented with all the offers made on your property. Discuss the differences between them all. Perhaps one offer is slightly less money, but they can close quickly. Or maybe the higher offer comes with a contingency that they want you to replace that cracked driveway.) Come to an agreement, accept and sign! 
  • We are in contract! Also known as escrow, we will allow the buyer to inspect your property, present any repair requests (If there are any), and finalize financing. The title company will execute a title search and prepare paperwork for closing, and buyers will make a final walkthrough before closing. (Make sure cousin Eddie didn't put a hole in the wall while helping you load the couch into the moving truck!) 
  • It's closing time (Open all the doors and...Remember that song from the 90s?)  Anyway, you will review and sign all the closing documents prepared by the title company. All agreed-on costs are paid, the title is transferred, and the deed is recorded. (Hand over the keys, Your House is SOLD!)
